A family office from northern Europe was considering the acquisition or development of Spanish real estate, individual assets or a small portfolio in the three to twenty million euro range, across residential and hospitality. The question was not which asset to buy. It was whether the transaction as a whole made sense once tax, structure, financing and eventual exit were included.
Outcome. The client saw the whole transaction before committing capital. The decision rested on net return rather than headline yield, and on tax exposure, ownership structure, financing and future liquidity. On transactions of this type, the structure alone can account for a meaningful part of the distance between gross and net return.
The founder of a European business family held operating companies, real estate and financial assets across more than one jurisdiction, accumulated over years without a design. Operating risk, patrimonial assets, family liquidity, investments and succession all sat in the same undifferentiated space, exposed to personal, fiscal and generational risk at once.
Outcome. The family obtained a clearer separation between operating risk and family wealth, and a framework for succession decided in advance rather than under pressure. The value was not principally tax. In family wealth, a poor structure destroys value at exactly the wrong moments: inheritance, sale, divorce, family disagreement or a change of residence.
